How to Sell your Home

Selling a house is a significant undertaking that requires careful planning, strategy, and some expertise. Whether you're a seasoned homeowner or a first-time seller, I will walk you through the essential steps to ensure a successful and rewarding home-selling experience.

To begin with there are four big questions to answer:

1. How do we determine the value of your home

2. How do we position your home to sell it for top dollar?

3. How do we attract the right Buyer?

4. How do we negotiate and close on the best offer?

My job as a realtor is very straightforward: that is to navigate you through the selling process, from the beginning to the end of the transaction, and to protect your best interests along the way.

In doing so, I want to become very clear on what your goals and objectives are. Ultimately, I want to learn what is most important to you. In order to achieve certain results we need to do certain things in a certain way. A successful sale doesn’t happen on accident, it happens on purpose and selling your property is a process. This process is defined by 1. A clearly defined goal 2. a strategy and 3. an execution plan. As a real estate professional, I walk you through a complex transaction with legally binding effects. I have created a business plan to get your house sold. This entire process must be choreographed and orchestrated in a certain way to generate the best outcome possible. The home selling process is very multidimensional.

In addition, explaining the process as clearly as possible, I want to help you understand what is expected and what is possible: both with the process and with the contracts. To get your home sold we need what is called a Listing Agreement, which is signed by both of us. But when we get an offer, or multiple offers, we receive a Purchase Agreement with price, terms and conditions requested from the buyer.

My goal is to make the experience as seamless and stress free as possible so the expectations are clear and there is no gray area. I want to keep you informed all the way through the process. And, like I mentioned, protect your best interests and this will be determined between us.

More often than not, money is the priority. But, there are so many other considerations that come into the equation, such as; you and your family’s schedule, timing on the sale, are you looking for your next home, etc. We will work together to establish these priorities and work accordingly. Each transaction has its own circumstances and I work with you to make sure yours are honored.

Most people believe that all agents are the same, the home will sell itself and homes sell for a set price. Nothing could be further from the truth. We are no longer in a world where you put a sign in the yard, print up a few flyers, maybe host an open house and hope and wish and pray that a big offer comes your way. Some agents try to dummy down the details of the process, the listing contract, the offers and the contingencies. None of this works in your favor. This could be the biggest sale of your life. How an agent approaches each of these phases has a direct impact on your final sales price and ultimately what you put in your pocket at the end of the sale. Most sellers think that whoever you work with that the final sales price will be the final sales price. Nothing could be farther from the truth. In fact, what you net at closing can vary anywhere from 1-10% up or down depending on the agent you choose, how they handle the process and how strong of a negotiator they are. With the price of homes this equates to a lot of money. You want to work with someone who is experienced and communicative.

Today's market and the buyers are very savvy to the happenings in the market. My understanding of the business and the many layers of the transaction allow for proven results and happy clients. Working with a collaborative effort protects your best interests and allows you to be empowered in the sale of your property.
